Facility Manager

Job Introduction

Subject to a new contract win – Serco are recruiting a small team of professionals to provide soft and hard FM services to a large international organisation in Geneva.

Serco have proven experience in delivering Facility Management services to Government institutions throughout Europe, in this instance we seek to provide an effective FM solution that not only delivers the highest standard of service from the first day, but is also objectively monitored, measured and continuously improved throughout the long duration of the contract.

The HQ in Geneva is c30,000 m2 and home to 800 staff, Key services within this contract include - FM Management, Caretaking and building management, Service Support, cleaning and Mail room support.

Role Responsibility

Global Management

  • Ensure good performance of the contract's activities and the quality of the services rendered, including a strong presence in the field and with customers
  • Prepare and submit the monthly Contract Monitoring, Waste Management and Energy Management Report
  • Oversee the application of ISO9001; maintain the Service Delivery Plans
  • Ensure that the appropriate organisation, resources, support, services and procedures are made available to contract staff and their management to enable them to carry out their tasks properly
  • Identify short- and medium-term business development opportunities
  • Manage all contract staff with the support of senior management and support office (recruitment, training, annual interviews, performance control etc.)
  • Commercial management of the subcontractors
  • Represent Serco on Management Boards with our customers or partners

Personnel Management

  • Overall responsibility for the welfare of the team
  • Carry out Training Needs Analysis for team
  • Responsible for the performance management and appraisal process

Technical Management

  • Understand/anticipate the customer's technical expectations and propose appropriate solutions
  • Coordinate and monitor technical projects in collaboration with customers and suppliers
  • Ensure that contract maintenance activities (including regulatory audits within the purview of Swiss law) are carried out

Financial Management

  • Develop and take full responsibility for the annual and medium-term operating account of the contract (growth of activity, sales, costs, margins), with the support of the CFO
  • Manage the invoicing and billing for the contract

Insurance (including QHSE)

  • Ensure that the group's ’Corporate’ requirements are enforced
  • Ensure compliance with hygiene and safety rules 
  • Identify risks and implement the actions needed to reduce or eliminate them (monthly use of the Risk Manager application for the risk register)
  • In general, complying with and applying Serco's QHSE standards

Successful Candidate

Skills Know

  •  Qualification and/or corresponding technical experience in one or more technical areas (civil engineering, electricity, maintenance or equivalent) or related to the FM trades (building maintenance, soft services, logistics et al)  Mastery of the French and English languages (spoken and written)
  • Know how to manage a profit centre (staff, customer, finance, reporting)
  • Experience in Health and Safety policy, practices and procedures

Know How To Do

  • Experience in an international group
  • Significant experience in service contract management (business development, leadership, respect for group objectives and values) and financial management
  • Know how to manage medium-sized projects from development to corrective actions (moving, renovating, redevelopment, data centres, etc.)  Experience in supplier management
  • Understand and respecting the Group's rules

Know How to Be

  • Know how to handle pressure, a lot of work and deadlines
  • Being able to handle multiple activities and files simultaneously
  • Able to communicate easily and diplomatically with a wide variety of interlocutors (different nationalities, different technical or management levels, different positions and hierarchical levels)
  • Able to defend the company's interests in the long term (strategy, compromise, firm positioning) according to situations
  • Have capacity and taste to develop balanced and respectful human relationships within teams but also at a high level with customers and partners
